Yardi Devices and 18 home management businesses have been named in a federal course-action lawsuit accusing them of partaking in a scheme to take care of apartment rents across the state.

The lawsuit alleges that the RENTmaximizer device, which Yardi has because rebranded as Profits IQ, efficiently outsources choices about lease boosts to Yardi. The device eliminates levels of competition from the market by implementing cost increases across a group of landlords, the fit alleges, making it possible for them to stay clear of possessing to court tenants by means of rate reductions or benefits like move-in specials for signing leases.
Yardi defended its Profits IQ device in a statement on its website Monday. The organization claimed Earnings IQ “regularly adjusts selling prices upward and downward based mostly on provide and desire” and stated the tool would not use private, competitor or nonpublic rent information when adjusting proposed inquiring rents.

Hagens Berman statements the Revenue IQ device authorized landlords to overcharge tenants by 6% in certain ZIP codes. It cites a confidential witness from Bridge House Management who mentioned the resource gave landlords “an unfair advantage” mainly because they “all know what they need to be renting for.”
JLL, Bridge House Management, Kushner Genuine Estate Team and McWhinney didn’t reply to Bisnow’s request for remark.
